Sarasota has a shade problem that most builders treat as an aesthetic issue and we treat as a design input. The mature live oak canopy that makes these neighborhoods desirable also keeps a court damp for hours after sunrise, and damp is what algae needs. On a shaded lot we plan orientation and drainage to get water and air moving off the slab quickly, and we set a cleaning cadence expectation up front, because a north-facing court under oaks will need attention a west-facing court in an open yard never does.
Under the surface, most of the county is sand — good for drainage, less good for bearing. Sand needs to be compacted and density-tested, not just graded flat. On lots closer to the bay or the creeks we regularly find organic material that has to come out rather than get built over. Where groundwater sits close to grade we raise the base section or add under-drainage rather than trapping water beneath the slab.
One county provision is worth knowing before you design anything: Sarasota County allows fencing around a tennis court within 21 feet of the playing court boundary to reach 10 feet in height, measured from the court surface, provided the fence meets principal-structure setbacks. That is unusually workable compared with neighboring counties, and it means a properly placed court can get real ball containment without a variance. Accessory structures in the residential districts are capped at 20 feet, and waterfront improvements over 30 inches need to sit at least 20 feet back from the seawall or mean high water line.
