Court Conversions
Florida has a lot of tennis courts built for a sport the household stopped playing. If the slab is sound, converting it is the cheapest good court you will ever own.

Old Tennis Courts:A standard 60×120 ft tennis footprint takes two regulation pickleball courts side by side, or three in a tighter layout. Common in older Gulf Coast neighborhoods and aging club amenities.

Basketball & Patio Pads:Often thinner than a court slab, so we core or probe first rather than assume. If the depth is there, it converts beautifully.

Settlement & Crack Repair:The question on a Florida slab is always whether the crack is cosmetic or the sand beneath has moved. We assess that before quoting, because patching over active settlement just buys you a season.
New Pickleball Court Construction
Starting from the sand up. On a Florida site the first two phases decide whether the court is still flat in ten years. Everything after that is finish work.
- 1 Excavation, Compaction & Drainage: Sand has to be compacted and density-tested, not just levelled. Where we hit organic soil or muck it comes out rather than getting built over, and the court is graded for the water volume a Florida summer actually delivers.
- 2 Concrete Slab (Post-Tension, Rebar, or Wire Mesh): Reinforcement follows the soil, not a house style. Post-tension earns its cost on weak or variable subgrade and on filled lots; a properly thickened slab with rebar, mesh, or both is the right call over well-compacted sand. Where groundwater sits close to grade the base gets raised or under-drained rather than trapping water beneath the slab.
- 3 Fencing & Lighting: Court fencing runs taller than the 6 ft the code exempts, so posts and footings get engineered for Florida wind load, and coastal sites get hot-dip or stainless hardware. LED systems are specified to keep spill off the neighbors, which is usually what the ARB actually cares about.
- 4 Surfacing & Striping: Applied by our own crew as an authorized Laykold installer — the part we do ourselves, start to finish.


Surface Resurfacing
Chalky color, hairline cracking, or patches that never seem to dry out? A resurface restores the court for a fraction of a new build, provided the slab underneath is sound. That is the first thing we check rather than the last.

Cleaning, Kill & Prep: Washing alone doesn't remove algae and mildew, it just wets them. The surface gets treated and mechanically abraded so the new coats bond to concrete rather than to a layer of biological growth.

Crack Filling: Elastomeric sealants that stay flexible through daily thermal cycling, so the repair moves with the slab instead of telegraphing back through the new color.

Three-Coat System: A premium acrylic resurfacer followed by three coats of genuine Laykold. Applied on our own weather windows — Florida humidity and afternoon storms dictate cure times, and rushing a coat is how a resurface fails early.
Court Cleaning & Maintenance
Florida courts lose grip before they lose color. Humidity, shade, and near-daily summer rain keep the surface damp long enough for algae and mildew to establish, and once the texture fills in the court is slick whether or not it looks dirty. We clean residential, HOA, community, and commercial courts on one-time or recurring plans.

Buffing & Low-Pressure Wash:Machine buffing with washing held under 1,500 PSI. Driveway-pressure washing strips court texture permanently, which is how most healthy Florida courts get ruined.

Algae & Mildew Treatment:Growth is treated rather than just rinsed, starting with the north side and the tree line where it always takes hold first.

Seasonal Plans:One-time, three times a year timed to pollen and the wet season, or monthly. Staying ahead of growth is what postpones a five-figure resurface.
